When submitting offers, don’t be afraid to give the reasons about how you got your offer number. Sometimes, it can be worth it to go visit the house, take pictures and make a very detailed list of what work the house needs and what the repairs are going to be.

If you can bring a contractor with you, that’s even better so they can write up an actual estimate on what work the property will need after the sale.

When we’re working with a shortsale, we submit the estimates from the contactors and pictures of the home to let the seller know exactly what the property needs. Sometimes that helps them take a step back and reevaluate their list price of the property.

This also shows them that you are on top of your game and understand the real estate investing industry.
