Now that we have marketed to the seller and got them on the phone, we need to pre-screen them and see if there is a deal to be made. Remember, we need a seller that is motivated to sell.
Talking to sellers can sometimes be intimidating if you are new, but with time and practice, you will get comfortable talking with them.
I use a simple script and ask several critical questions and try to build a relationship with the seller. With time and experience, you will be able to quickly tell if you have a deal or not. Being able to quickly and accurately evaluate a deal is one of the most important skills a person can acquire as a real estate investor. If you are getting hundreds of leads a month, but have no idea how to spot a good deal, then you will probably not be successful.
